With owner financing, Nova Goldfinch is the lender. You don't apply at a bank, there's no credit check, and you don't wait weeks for an answer. You pick a tract, make a down payment, and pay us a fixed monthly amount until it's yours. It's the simplest way to start owning rural land in Mississippi.

Browse the land for sale, filter by price, monthly payment, acreage or distance from your zip code, and look at the photos, map and tract outlines. Save the ones you like with the heart.

Go see it
Use "Contact Seller" on the listing and we'll get you directions and answer questions. Walk the land, check the road access and the neighbours, and make sure it's right for you. There's no pressure and no obligation.

Put down the down payment
Every listing shows its down payment (typically $2,000). That's what holds the tract for you and gets the paperwork started. No credit check, no application fee.

Sign the contract
We write up a straightforward land contract with the price, the monthly payment and the term (usually 20–30 years). You'll know exactly what you're paying and for how long before you sign anything.

Pay monthly — online
Make your payments through our secure online portal: set up automatic payments, see your balance and history, and pay extra whenever you want to finish sooner. When the balance is paid off, the deed is yours.
Frequently Asked Questions
Do you check my credit?
No. We never pull a credit report. Our decision is based on the down payment and your ability to keep up the monthly payment, not a score. Past credit problems don't disqualify you.
How much is the down payment?
It's shown on every listing, and on most of our tracts it's $2,000. That's all you need to get started — there's no application fee, no closing costs charged by a bank and no appraisal to pay for.
What will my monthly payment be?
Each listing shows an estimated monthly payment (the "~$" figure) based on the price, the down payment and a 20–30 year term. Want a lower payment? Put more down. Want to finish faster? Pay extra any month — there's never a penalty for paying early.
Can I pay the land off early?
Yes, any time, with no prepayment penalty. Many buyers pay a little extra each month or make a lump-sum payment when they can. Every extra dollar goes to the balance and shortens the loan.
Can I use the land while I'm still paying?
Yes — it's your land to use from day one, within the terms of the contract and local rules. Camp, hunt, garden, clear it, put in a driveway or start building. If you're planning something big like a home or a well, just talk to us first so we can make sure the paperwork lines up.
Can I put a home, mobile home or camper on it?
In most of the rural areas where we sell, yes. Building rules come from the county, not from us, so before you buy we recommend a quick call to the county's permit or planning office about the specific tract. We're happy to point you to the right office.
Is there power and water?
Our tracts have electric service available along the road and water available through the local rural water association or by drilling a well — the listing's Features section says what applies. Connection fees and meters are set by the utility, so check with them for current costs.
Who pays the property taxes?
You're responsible for the property taxes on your tract from the time you buy it. Rural land taxes in Mississippi are usually modest, and we'll explain how they're handled in your contract.
What happens if I miss a payment?
Life happens — call us. We'd much rather work out a plan with you than see anyone lose their land. The contract does have a grace period and a late fee, and repeated missed payments can eventually end the contract, so the best thing you can do is get in touch early.
When do I get the deed?
The deed transfers to you when the balance is paid in full. Until then the land is under contract to you and we hold the title, which is what makes financing without a bank possible.
Are the tracts surveyed?
Yes. Each tract has been surveyed and its lines are shown on the map on every listing. Corner markers are set on the ground, and we can walk them with you.
